• What is a condo hotel?
    A condo hotel offers the qualified buyer the opportunity to own a furnished hotel room or suite. This is a purchase; the buyer not only receives a deed to property which can be mortgaged or re-sold but also receives any potential tax benefits and depreciation that might accompany traditional condominium ownership (please see your professional tax advisor about any potential benefits).
  • How is it different from other condominiums?
    As a condominium hotel suite owner, you are able to use the many services and amenities that go along with a luxury hotel. At other "game day" condominiums, owners are responsible for interior decoration, furnishings, maintenance, stocking the refrigerator and wine rack, planning recreation activities, etc. In comparison to traditional condominium ownership, you and your guests have more time for relaxation and recreation.
  • What are the benefits of ownership?
    Hassle free ownership and guaranteed luxury accommodations. When you, your family or friends want to use your suite you simply call ahead and let us know when you are arriving. At your request, we'll schedule your dining and spa services, stock your kitchen with your favorite food and beverage, and ensure your suite is in prime condition and prepared to your liking - temperature, music, lighting. When you are not in residence, you may elect to participate in a rental program of your choosing.
  • What are the amenities available to owners?
    Suite owners enjoy all the amenities that one would expect to find at a luxury resort - without restriction. These amenities include valet and concierge services; room service, spa treatments (in-room or in our tranquil spa facility), maid service, pool, exercise room, meeting spaces, wine cellar and first class dining and shopping.
  • Is there a condo fee as with traditional condominiums?
    You will be responsible for a monthly assessment to cover utilities, maintenance of your unit, and maintenance of the common areas such as the pool, elevators, and lobby. In addition, a reserve fund will be established from monthly assessments to cover furniture replacement costs, etc. Just as with traditional condominium ownership, you are responsible for real estate taxes, insurance and any mortgage you may obtain.
  • Can I personalize my suite with my own furniture or decorations?
    Because you are purchasing a hotel suite, not a full-time residence, the units must have a uniform look. The P Hotel and Spa suites are exquisitely appointed with high-end customization from the flooring to the furniture to the marble baths and plush beds. A secure storage facility is provided in your suite to store personal effects while you are away, and to display when you are in residence.
  • When can I use my suite?
    You may use your suite as often as you like.
  • Are there additional expenses when I use my suite?
    As with any luxury hotel, you will be responsible for services you use while in residence, e.g. room service, spa treatments, etc. Owners will also incur a minor expense for housekeeping services during each stay.
  • Can I purchase the unit under a corporate name or in a partnership?
    Yes, you may take ownership any way permitted under the laws of Pennsylvania, including by corporation, LLC, or partnership.
  • Do I have to use the developer's hotel rental program?
    Participation in the hotel's rental program is purely optional. Suite owners, may elect to use the hotel's rental program, rent it on their own, or rent it through an outside third party, or not rent it at all.
  • Do I have to use the hotel's cleaning and maintenance staff?
    To ensure a consistency of high quality throughout the hotel and to make certain the security and privacy of our owners and guests is protected, all unit owners must use the hotel's housekeeping and maintenance staff.
  • When will the project be completed?
    Construction of the P Hotel and Spa began March 15, 2008. The owners project opening the Winter of 2009-2010.
  • Is there a model suite?
    During the construction of the actual hotel and spa, the developers created a mock / model room in State College. While smaller than the suites at the P Hotel and Spa, the mock / model provides prospective buyers a glimpse of the quality of furnishing and finishes to be expected in the suites they will be purchasing.
